Northeast Florida is growing quicker than almost anywhere in the country — whole neighborhoods go from pine scrub to occupied in under two years. My job is to slow it down enough for you to see it clearly.

Relocating here? I've spent years driving these roads at all hours, so I know the parts of town a map won't tell you: commute times that are real instead of optimistic, which areas flood, which schools people actually move for, and where your budget stretches furthest. If you're coming from out of state or on orders, we can do the whole first pass by phone and video before you ever book a flight.

Buying? I'll walk you through new construction from the first sales-center visit to the day you get the keys — what the site plan is telling you, which contract clauses matter, which builder incentives are real money and which are marketing, and what to put on the punch list before you sign at closing. I work plenty of homes already on the market too. Not everyone should buy new, and part of being useful is saying so when the numbers don't support it.
