Buying a home that isn't built yet works nothing like buying a home that's already on the market. Here's the whole path through Jacksonville's new home communities, and where I step in on your side of it.
Pick the right lot
Before the model home tour, we look at the site plan, the phasing, the ponds and the CDD line.
Sign the right contract
Builder contracts favor the builder. I read the completion window, deposits and delay clauses with you.
Spend at the design center
Money goes to what can't be changed later. Backsplash tile can wait; the electrical plan can't.
Walk the build
I'm on site at framing and again before drywall, so you know what went inside the walls.
Close with a punch list
Everything written down before closing, so nothing becomes a warranty argument after.
One thing worth knowing early: the builder's sales agent works for the builder. Having your own agent costs you nothing at the table, and it means someone is reading the contract with your money in mind. If a new build turns out to be the wrong fit, I'll say so and we'll look at homes already on the market instead.
