Jacksonville Mortgage Rates in October 2026: Is It a Good Time to Buy or Sell?

If you have been watching mortgage rates this fall, you have probably noticed they are going the wrong way. As of Freddie Mac's October 1 survey, the average 30-year fixed rate is 7.28%, up from 7.03% the week before and 6.95% the week before that. A year ago it was 6.34%. That is the highest weekly average since late 2023.

So the question I keep getting, from both buyers and sellers around Jacksonville, is simple: is now a good time? Here is my honest read, with the real numbers behind it.

Current mortgage rates (week of October 1, 2026)

30-year fixed: 7.28% national average. 15-year fixed: 6.60%. Both come from Freddie Mac's weekly survey, which tracks conventional loans for well-qualified borrowers. Your own rate depends on your credit, your down payment, the loan type (FHA, VA, conventional) and whether you pay points — it can land above or below these averages.

Why the jump? In late September the 10-year Treasury yield pushed above 5% on inflation worries, and mortgage rates tend to follow that yield. Rates move every day, so treat any number in a blog post as a snapshot, not a quote.

What a higher rate actually costs you each month

Let's use a real Jacksonville number. The Northeast Florida Association of Realtors (NEFAR) put the Duval County median single-family price at $335,000 in August 2026. With 10% down, that is roughly a $301,500 loan.

At last year's 6.34%, principal and interest comes to about $1,875 a month. At today's 7.28%, it is about $2,065. That is roughly $190 more a month for the same house — before taxes, insurance, HOA or CDD fees. Real money, but not the end of the world, and it is the number to plan around instead of the headline rate.

What the Jacksonville market is doing right now

Prices are holding, not crashing. NEFAR's August numbers had Duval's median flat from July at $335,000. Across the six-county Northeast Florida region the median was about $397,000, with St. Johns County around $573,000 and Clay County around $369,000.

Sales have slowed. RealMLS monthly figures show 970 Duval County residential sales in September 2026, down from 1,087 a year earlier. Pending sales fell even harder, a sign that buyers pulled back as rates climbed through the month.

Inventory is in the middle. Duval sat at about 3.4 months of single-family supply in August, and the region around 3.6 months. Roughly six months is considered balanced, so we are still slightly seller-leaning on paper — but in practice it feels balanced, because buyers are more payment-sensitive than they were a year ago.

Is it a good time to buy a house in Jacksonville?

For buyers, the honest answer is: it can be, if the payment works for you today. Here is why this fall is not as bad as the headline rate makes it sound.

You have more leverage than you did. With pending sales down and homes sitting longer, sellers are more willing to cover closing costs or pay for a rate buydown — and a seller-paid buydown can take a real bite out of that higher rate. Builders in Jacksonville and St. Johns County are leaning on buydowns even harder to keep inventory moving.

Waiting has its own risk. Nobody can promise when rates will fall. If they do drop meaningfully, more buyers come back at once, competition returns and prices tend to firm up. You can refinance a rate later; you cannot renegotiate the price you paid.

Where I would slow down: if the payment only works at a rate you are hoping for in the future, or if you might move again within two or three years. Buying should make sense at today's rate.

Is it a good time to sell a house in Jacksonville?

For sellers, prices are still near their highs — Duval's median sold price in September was up a few percent from last year, according to RealMLS figures. That is good news. The catch is that buyers are fewer and pickier.

What that means in practice: price it right from day one, because overpriced homes now sit, and every week of sitting costs leverage. Make the home easy to say yes to — fix the small stuff, get the roof and HVAC questions answered before buyers ask. And be open to concessions like a rate buydown; offering one can widen your buyer pool more than a price cut of the same size.

If you are selling to buy again here, remember both sides of the trade happen in the same market. A softer buyer pool when you sell often means more negotiating room when you buy.

The bottom line

Rates are high and moving, prices are steady, and the leverage has shifted a little toward buyers. That is not a bad market — it is a normal one that rewards people who run their own numbers instead of waiting for the headlines.
